The Situation – A Landmark Development on Remuera’s Ridgeline
Positioned prominently along Auckland’s Remuera ridgeline, 303 Remuera Road is a landmark commercial development designed by internationally renowned architecture firm Fearon Hay. Bold and contemporary in form, the building redefines its suburban context with a confident architectural statement.
Serving as a flagship office for Bayleys Real Estate and a hub for surrounding businesses, the development is central to the ongoing commercial revitalisation of the Remuera town centre.
The Challenge – Roofing for Performance, Aesthetics, and Compliance
While the design ambition was clear, execution came with a range of challenges. The exposed ridgeline location required materials and systems capable of withstanding high wind conditions and variable Auckland weather.
In addition, the premium specification demanded a roofing solution that could:
Complement the building’s architectural design
Provide energy efficient roofing performance
Deliver long-term durability and watertightness
Meet membrane roof compliance standards
Future-proof the structure to accommodate solar PV arrays without affecting insulation or structural integrity
Logistical challenges were also at play. With three levels, a basement, and a high-traffic location on Remuera Road, efficient coordination was essential to avoid delays and disruption.
The Solution – Energy Efficient Roofing with Nuratherm
The team selected the Nuratherm Warm Roof System with NPM900 metal tray for its performance, speed, and design compatibility.
The NPM900 tray allowed for quick installation over steel purlins, reducing labour time and simplifying sequencing with other trades.
Nuratherm PIR insulation provided continuous thermal performance by eliminating thermal bridging, improving energy efficiency and comfort.
The Nuraply 3PM double-layer membrane ensured robust waterproofing and long-term protection while complementing the building’s modern aesthetic.
The Nuralite Fixing Plate securely supported rooftop equipment such as solar PV arrays without compromising insulation or waterproofing. It also distributed loads evenly, safeguarding the structure and extending roof life.
Together, these systems delivered a solution that was durable, watertight, and energy efficient, making 303 Remuera Road a standout example of sustainable architectural design.
