Situation
The O’Connell’s Mall upgrade transformed a 1980s shopping centre in central Queenstown. The goal was to improve seismic strength, durability, and accessibility, while refreshing the retail experience for locals and visitors.
At ground level, new façades open views into the central atrium and food hall. Upper façades take cues from the jagged mountain landscape beyond. Inside, a restrained palette is used through common areas, with more playful finishes in stairwells and bathrooms to keep the building welcoming and community focused.
Challenge
The existing roof was at the end of its service life. It was leaking and did not meet current H1 commercial roofing requirements. The client needed a lightweight replacement that would improve thermal performance and stay watertight over the long term.
The basement also needed attention. A high, fluctuating water table meant the existing tanking was no longer adequate. The brief required protection up to 1-in-50-year flood levels, so the underground areas needed a reliable waterproofing approach.
Solution
The roof was replaced with a Nuratherm Nuraply 3PM warm roof system in white chip. This provided a lightweight, watertight roof with improved thermal performance, suited to a commercial building.
For the basement, remedial tanking was completed using the Nuraply 3PT and 3PTM system after underground excavation. This work was designed to meet current flood protection and waterproofing expectations for below-ground spaces.
Together, the warm roof and tanking systems strengthened the building envelope and improved long-term durability, safety, and energy performance for the centre.
