Situation
Designed by Condon Scott Architects and constructed by Hudson Builders, Penrith Peaks is an award-winning private residence overlooking Lake Wānaka. Designed as a low-maintenance holiday home with the flexibility to become a permanent residence, the home responds to a challenging site through careful planning, maximising natural light, privacy, and uninterrupted views of the surrounding mountains and lake.
The home's distinctive angled roofline, warm timber detailing, and linear metal cladding create a striking architectural form that has been recognised with the 2025 NZIA Southern Architecture Award for Housing. Carefully positioned outdoor living spaces, including an elevated timber deck, strengthen the connection between the home and its spectacular alpine setting.
Challenge
A key feature of the design was the elevated timber deck, located directly above internal habitable spaces. This required a waterproofing solution capable of providing long-term protection while supporting a durable outdoor entertaining area.
The waterproofing system needed to withstand the harsh Central Otago climate, preserve the integrity of the building envelope, and allow the timber decking to be installed without penetrating the membrane.
Solution
Nuralite provided a high-performance waterproofing and decking solution that supported both the architectural design and long-term durability of the home.
The occupied spaces below the deck were protected using the Nuraply 3PM two-layer torch-on waterproofing membrane, providing a robust waterproofing system for the low-pitched roof and podium areas.
Above the membrane, Nurajack self-levelling timber decking pedestals were used to create a floated deck system. By eliminating the need for fixings through the waterproofing membrane, the pedestal system protects the membrane from damage while creating a stable, level decking surface that can accommodate minor variations in the substrate.
The combination of Nuraply 3PM and Nurajack pedestals enabled the architectural vision to be realised while protecting the occupied spaces below. The finished system delivers durable, long-term waterproofing and a stable outdoor living area designed to perform for years to come.
