The Situation – A Future-Focused Development in Central Auckland
Te Mātāwai, located at 139 Greys Avenue, Auckland, is a groundbreaking residential and community development completed in 2023. Initiated in 2019, the project was led by a team of 10 dedicated designers and underpinned by a strong commitment to sustainability and social impact.
During the early design phase, an in-depth study into Passive House Principles in Warm Roof Design laid the foundation for a future-focused, energy efficient roofing solution.
Today, Te Mātāwai comprises 276 apartments across three towers – Waitapu (Building A), Waiora (Building B), and Wainui (Building C) – surrounding a central podium. This vibrant hub also includes retail stores, eateries, a hospital, and a medical centre, creating a true mixed-use community and a benchmark for Auckland Public Housing Roofing.
Auckland Public Housing Roofing – Delivering Resilient and Compliant Roofs
The project successfully navigated several design and construction challenges. When COVID-19 lockdowns limited face-to-face collaboration, the design team quickly embraced remote coordination and digital tools to keep progress on track.
The roof design presented an opportunity for innovation—opting for a lighter, tapered layout instead of the traditional falls-to-screed method, which inspired creative solutions and valuable improvements.
Although a blue roof was initially considered, the team made a strategic decision to focus on locally available systems. On the construction side, material shortages and price fluctuations brought by the pandemic were managed with agile planning and proactive problem-solving, ensuring the project stayed on course.
The Solution – Resilient, Compliant, and Energy Efficient Roofing
Despite the challenges, Te Mātāwai is a showcase of resilient, sustainable urban development and a milestone in Auckland Public Housing Roofing.
All apartments achieved a Homestar 7 rating, with several also earning Lifemark certification for accessibility.
Commercial spaces were NABERS-rated, demonstrating strong environmental performance.
Collaboration between Nuralite and MODE Design delivered a cost-effective roof solution that met both structural and architectural goals.
Nuralite’s Codemarked 1° roofing systems streamlined the Building Consent process, ensuring membrane roof compliance and reducing delays.
Installation by a certified Nuralite applicator guaranteed long-term durability, protection, and resident comfort.
This combination of forward-thinking design and robust system performance makes Te Mātāwai a leading example of Auckland Public Housing Roofing done right.
