The Situation – Redeveloping a Local Landmark

Overlooking Lake Wakatipu in Queenstown, O’Connell’s Pavilion is a striking commercial building with a long history. Originally a meeting place for gold miners, later a hotel, and eventually the resort’s first major shopping centre in 1988, it has always been a hub for the community.


The recent redevelopment, designed by McAuliffe Stevens Architects, introduced a bold, contemporary design with copper cladding and expansive mountain views, redefining the building’s presence in the town centre.


The Challenge – A Roofing System for Performance and Design

The pavilion’s most distinctive feature is its roof design, consisting of angular planes that create a dramatic architectural statement. Delivering a roofing system that could withstand Queenstown’s alpine conditions while supporting the design intent required a careful approach.


Key challenges included:

  • Ensuring long-term watertightness and protection in harsh weather.

  • Providing a system suitable for a high-profile commercial building.

  • Integrating multiple systems for roof, deck, and underground tanking.
