The Situation
Located in one of Auckland’s fastest-growing suburbs, this multi-unit development features 18 modern townhouses across three blocks. Each timber-framed home is finished with a durable mix of brick veneer, EasyLap panels, and Stria cladding, offering clean lines and a timeless aesthetic. Thoughtfully designed layouts maximise natural light, with most homes enjoying views over a neighbouring park reserve. Stage One was completed to a high standard, with an additional 19 units planned for Stage Two.
The Challenge
The project team aimed to achieve a clean, level transition between the master bedrooms and private tiled balconies, delivering function and visual appeal. With balconies positioned above interior spaces, the waterproofing solution needed to be durable and compatible with a low-slope design.

The Solution
With CodeMark certification, the robust Nuraply 3PM 2-layer membrane system can be installed on substrates with falls as low as 1°, ideal for tight build heights. To create a flush indoor-outdoor threshold, the Nuraply 3PM membrane was paired with tiles on self-levelling Nurajack Deck Pedestals.
This combination allowed the tiles to be raised, easily adjusted and removable for maintenance access while maintaining a clean finish. Proven in New Zealand conditions, the high performing Nuraply 3PM and Nurajack system provides long-term waterproofing integrity and peace of mind for the architect, builder, developer, and future residents.
